Masonry Repair and Restoration for Older Bucks County Homes
Bucks County holds one of the finest collections of early stone architecture in Pennsylvania: fieldstone farmhouses, bank barns, springhouses, garden walls, and the long low walls that still trace old field edges. Much of it has stood for two hundred years or more, and most of it is still standing because of how it was built rather than in spite of it.
Today, the most common way that legacy gets damaged is a well-intentioned repair carried out with the wrong material. Understanding why requires a short look at how these walls were designed to work.
Old Stone Walls Were Built to Breathe
A traditional stone wall is not waterproof, and it was never meant to be. It absorbs moisture and releases it again, and the soft lime-based mortar between the stones is the route that moisture travels. Lime mortar is deliberately weaker than the surrounding stone, so that when something has to move or give, the mortar sacrifices itself and the stone survives. It is a system that has protected these buildings for two centuries.
Modern Portland cement mortar reverses the relationship. It is harder and far less permeable than most local fieldstone, so when an old wall is repointed with a rigid cement mix, the moisture that once escaped through the joints is forced to exit through the face of the stone instead. Over a freeze-thaw winter, that produces spalling, in which the outer face of the stone flakes away. The damage is not reversible, and the result is a wall where the mortar outlasts the stone, which is precisely backwards.
This is why matching a historic mortar is a technical decision rather than a cosmetic one. The mix, the aggregate, and the finished joint profile all matter.

Not Every Open Joint Needs a Mason
Repointing means raking out deteriorated mortar to a sound depth and replacing it. It is a targeted repair, not a whole-wall exercise, because sound mortar left in place is still doing its job, and removing it creates work and risk without benefit.
Signs that a joint genuinely needs attention include:
- Mortar that has receded well behind the face of the stone
- Mortar that crumbles when probed
- Open joints admitting water directly into the wall core
- Vegetation rooting into the joint
Hairline surface crazing on otherwise sound mortar usually does not require intervention. Where work is warranted, two details separate good repointing from bad. Joints should be raked out by hand where the wall calls for it, because an angle grinder run along an irregular fieldstone joint widens the joint and scars the stone on either side. And the finished joint profile should match what the wall originally had, rather than the raised, smeared band that appears when the work is rushed.
The Places That Go First
- Chimneys, which are exposed on every side and usually deteriorate first, most often through crown cracking and open joints near the top
- Steps and treads, which absorb de-icing salt, foot traffic, and standing water; salt is especially hard on both mortar and softer stone
- The grade line, where the wall meets the ground and takes on the most water, particularly if the surrounding grade has crept upward over the decades or a downspout discharges nearby
- Garden and field walls, which weather on two exposed faces with no roof above them
- Springhouses and outbuildings, frequently the most characterful structures on a property and just as frequently the most neglected

Repair, Rebuild, or Leave Alone
Not everything needs intervention. A wall that settled, developed a slight lean, and then stopped moving decades ago may be entirely stable, and rebuilding it would sacrifice original fabric for no structural gain. The useful question is whether the movement is historic or current.
Indicators of live movement include fresh spalling, new cracks with clean edges, mortar dust at the base of the wall, stones that can be rocked by hand, and any crack that has visibly widened since the last inspection. Old, weathered, stable cracking generally tells a different story.
Where a section genuinely must come down, careful dismantling with the stone set aside for reuse is almost always the right approach. The original stone was quarried locally and has weathered for two centuries; nothing purchased new will match it.
Half of Masonry Repair Is Drainage
Most accelerated decay on old stone traces back to water that should never have reached the wall. The usual suspects are familiar ones: downspouts discharging at the foundation, grade that has risen above the original ground line so soil sits against the stone, a newer patio or drive laid tight to the wall and pitched toward it, and planting beds heaped against a facade and irrigated regularly.
Repairing the masonry without correcting the water simply schedules the next repair. On the properties we work on, drainage correction and pointing are planned together, along with any regrading or hardscape adjustments that contributed to the problem.

Before You Let Anyone Touch the Stone
- What mortar mix do you intend to use, and why does it suit this wall?
- Will the joints be raked out by hand or with a grinder?
- Can you produce a sample panel on an inconspicuous elevation first?
- What happens to the original stone if a section is dismantled?
- What do you propose to do about the water reaching the wall?
A contractor who quotes a straightforward cement repoint on a two-hundred-year-old fieldstone wall, without asking any questions about it, has answered the most important question already.
